Highest Value

Pie-Shaped Lots

The premium lots in Royal Harbor. These fan out wider at the water’s edge, giving you significantly more waterfront footage than a standard rectangular lot of similar size. More waterfront means more dock space, better views, and meaningfully higher prices per square foot. When a pie-shaped lot on a prime canal or the bay comes available, it moves fast. These are the lots buyers compete for, and for good reason.

Know the Tradeoff

Open Bay Lots

Sitting directly on Naples Bay delivers extraordinary views, particularly the due-west sunsets that face directly across to Port Royal. But open bay exposure brings wave action from passing boats and wind chop that wears hard on a vessel. For the view, bay-front is unmatched. For your boat’s long-term health, a well-positioned canal slip is often the smarter operational choice.

The Boating Sweet Spot

Canal-Front Lots

The majority of Royal Harbor properties sit on canals, and a great canal lot with the right depth, width, and Gulf access route is excellent for boating. Your vessel is protected from open water exposure, the dock stays calmer, and daily use is easier. The variables to verify: canal depth at low tide for your specific draft, canal width for your turning radius, and whether any fixed bridges sit between your slip and the Gulf.

Lower Price Point

Landlocked Lots

Some lots in Royal Harbor do not have direct water frontage. These come at a lower price and can be excellent value for buyers who want the Royal Harbor address without waterfront premiums. But if your boat is the reason you’re here, a landlocked lot is the wrong purchase. I confirm water access status before we tour any property, not after.

Kim’s Local Take, Kingfish RoadKingfish Road is the best street in Royal Harbor, it runs directly on Naples Bay with views across to Port Royal, and the sunsets face perfectly due west. I have sold on Kingfish Road and I can tell you firsthand: when the sun goes down over that water, buyers stop negotiating. The pie-shaped lots on Kingfish that fan out to the bay give you more waterfront footage than almost anything else available at this price point in Naples. When one comes available, we move fast.

Two Waterfront Lots. A Global Pandemic. And Every Agent in the Community Saying It Couldn’t Be Done.

It was summer 2020. The world had shut down. Nobody was traveling, nobody was touring homes in person, and the agents working Royal Harbor were telling our seller exactly what you might expect – sit tight, wait it out, nothing is moving right now. We heard that story. We decided to tell a different one.

A buyer who understands construction costs can acquire a Kingfish Road or bayfront position, tear down, and build exactly what they want. Royal Harbor is one of the most desirable waterfront addresses in Naples. It is also where the due diligence is more complex than a standard purchase, and where the buyers who skip steps end up with expensive surprises after closing. Here is everything I walk every buyer through before we write a single offer here.

Critical – Flood History

Hurricane Ian, Hurricane Milton, and What Flooding Means for Royal Harbor Buyers

Royal Harbor experienced significant flooding during Hurricane Ian in September 2022. This is not a rumor or a worst-case scenario, it happened, it was real, and it matters for every buyer evaluating property here today. Hurricane Milton followed in 2024 and caused considerably less impact to this specific area. Ian was the outlier, but it set the baseline that buyers need to understand before they commit to any property in this community.

Elevation Certificate

Non-negotiable. I request this before we tour any Royal Harbor property. It tells us the home’s exact elevation relative to base flood elevation and determines your insurance cost before you fall in love with a price.

Flood Insurance Quote

Get a real number before you make an offer. On a waterfront property here, flood insurance is a meaningful carrying cost that significantly affects your total cost of ownership.

Post-Ian Repair History

Ask specifically what work was done after Ian. Who did it, were permits pulled, was it brought to current code? This is the first question I ask on every Royal Harbor property before we go further.

Bring the Right Contractor

For any property where you plan to renovate, bring a contractor who specifically understands Naples flood zone construction and FEMA compliance. Not just any contractor. Someone who knows these rules and this market.

Critical – Renovation and Rebuild Buyers

The FEMA 50% Rule, The Most Important Thing a Waterfront Buyer in Naples Needs to Understand

This is the rule that catches buyers off guard more than anything else in waterfront real estate, and it is federal law enforced at the local level. Most buyers have never heard of it. Many don’t find out until it stops their renovation plans cold after closing.

If a home in a Special Flood Hazard Area requires improvements or repairs that cost more than 50% of the structure’s pre-improvement market value, the entire structure must be brought into full compliance with current flood zone building codes. In Royal Harbor, that almost always means the existing structure cannot be saved, it must be torn down and rebuilt to current elevation requirements.

What looks like a renovation project can become a full rebuild. Buyers who don’t know this rule purchase a fixer waterfront home and discover they’ve actually bought a teardown at a price that didn’t account for that reality.

Plain English ExampleYou buy a Royal Harbor waterfront home for $2M. The structure’s assessed value is $600,000. You want to renovate – new kitchen, open up the floor plan, update the baths. Your contractor quotes $320,000. That is more than 50% of the $600,000 structure value. Under the FEMA 50% Rule, you must now bring the entire structure into current flood compliance, which in this community almost always means tear it down and build new. Your $320,000 renovation just became a full rebuild. I make sure every buyer understands this before they fall in love with any number on any fixer property in Royal Harbor.

Critical – All Waterfront Buyers

Seawalls – Types, Condition, and What Replacement Actually Costs

Every waterfront property in Royal Harbor has a seawall, and its condition is one of the most significant variables in the true cost of waterfront ownership here. A failing seawall can run $50,000 to $300,000 or more to address properly depending on length, type, and severity of deterioration. A marine inspection of the seawall is non-negotiable on every waterfront offer I write.

Concrete Cap and Panel

The most common type in Royal Harbor. When properly maintained it is durable and long-lasting, but age, storm surge, and soil movement cause cracking and separation over time. Look for horizontal cracking, leaning, and soil loss behind the cap as warning signs of deterioration.

Sheet Pile

Steel or vinyl interlocking sheets driven into the ground. Steel corrodes in saltwater environments, age and material type matter enormously here. Vinyl sheet pile holds up better but requires proper installation. Always ask the age and material of any sheet pile seawall before committing.

Riprap

Loose rock or concrete rubble along the shoreline. Less common as a primary seawall in Royal Harbor but present on some properties. Lower initial cost, less effective against significant storm surge, and requires ongoing maintenance to stay effective long-term.

Critical – Boating Buyers

Dock, Boat Lift, Canal Depth, and Marine Infrastructure, What Must Be Verified Before You Close

Boat lift rated capacity vs your vessel. A lift rated for 10,000 lbs that holds a 13,000 lb boat is a liability waiting to happen. Verify the rated capacity of any existing lift against the actual weight of your vessel before you close.

Dock condition and materials. Wood docks deteriorate in saltwater, check for rot, structural integrity, and piling condition below the waterline. Composite and aluminum docks hold up significantly better long-term.

Permit status. Docks and lifts require permits in Collier County. An unpermitted structure creates title and liability issues that complicate your ownership and any future sale. I verify permit status on every marine structure before we close, always.

Canal depth at low tide. This is the number that matters for your vessel, not average depth, not high tide depth. Low tide draft clearance for your specific boat determines whether this slip actually works for your lifestyle.

Canal width and turning radius. For vessels over 30 feet, canal width becomes a real operational constraint. You need enough room to maneuver in and out of your slip without stress every time.

Port Royal and Aqualane Shores are Naples’ most prestigious waterfront addresses and priced accordingly, with entry points well above $5M. Royal Harbor shares the same water, the same Gulf access, and the same proximity to Old Naples at a meaningfully more accessible price point. For buyers who want serious deep-water boating access, generous lot sizes, and no HOA without paying Port Royal premiums, Royal Harbor is the answer.
