The Owner Said: “If You Sell This in 30 Days I’ll Give You a Bonus.” We Were Under Contract Before the 30 Days Were Up.

Villa Raphael had been listed for two years with a top agent in the area. Two full years on the market at essentially the same price I would list it at. The owners knew my marketing, reached out to me directly, and asked me to take over the listing.

When the owner handed me the keys he joked, “If you sell this in 30 days I’ll give you a bonus.” I smiled and got to work.

Villa Raphael is a three-story unit in one of the most architecturally distinctive buildings in all of Naples Cay. Incredible bones. Incredible building. But the interior was completely original, untouched since the original owners moved in. Beautiful in its own way, but not what today’s buyer visualizes when they walk through a $4M+ waterfront property.

I saw the potential immediately. So instead of just photographing it and putting it back on the market the same way the previous agent had, I virtually renovated it. I created a full coastal redesign showing exactly how I would transform the space – room by room, floor by floor. I printed the renovations on poster boards and placed them throughout the unit so that every buyer who walked through could see the vision, not just the existing finishes.

Downstairs I placed multiple options for what the lower level could become – a home gym, a media room, a game room. Visual boards showing each possibility in detail.

AE Flood Zone, What This Means for Seagate BuyersSeagate is in an AE flood zone, which is the high-risk flood designation. This means flood insurance is mandatory for most mortgage lenders, and your annual flood insurance premiums will be significantly higher than properties in an X zone. Factor this into your carrying cost calculations before you fall in love with a specific property. For a $4M+ home in an AE zone, flood insurance can add thousands of dollars annually to your costs.
