Most people drive past Delasol every single day without knowing it exists. It sits tucked behind its gates at the corner of Livingston and Immokalee Roads, preserve on one side, retention lakes on the other, 271 single family homes set back on spacious lots with longer driveways and real breathing room between them. It does not announce itself. That is part of what makes it special.

Delasol is one of the most underrated communities in all of North Naples. It has everything that buyers spend months searching for across dozens of communities- great schools, X flood zone designation, guard-gated security, a full amenity package, Livingston Road access, and a location that puts you within minutes of practically everything. And yet because it is not Riverstone, not Stonecreek, not one of the names that dominates every Facebook recommendation thread, buyers consistently overlook it.

That oversight is their loss and potentially your opportunity.

The Community Most North Naples Buyers Never Find

Why Delasol Flies Under the Radar — And Why That Is Good News for You

When buyers ask about North Naples communities online, the same names come up every time. Riverstone. Stonecreek. Carlton Lakes. Those are excellent communities. I have helped buyers find homes in all of them. But there is a reason I bring up Delasol in almost every North Naples conversation. Built in 2005 and 2006, when developers still gave homes real lot sizes and set them back from the road with actual driveways. Delasol has a spaciousness that newer communities simply cannot replicate. You do not feel on top of your neighbor. You do not feel like the street is in your living room. The preserve views and the lake systems throughout the community give it a peacefulness that stops buyers cold when they drive through for the first time.

It is entirely gated with a 24-hour guard, not just a keypad. It is entirely single family, no condos, no coach homes, no high-density product mixed in. And it is in an X flood zone, which in Naples is not a minor detail. It is a significant financial and lifestyle advantage over many communities that sit closer to the water.

Where Is Delasol — And Why Does This Location Work So Well?

Delasol sits at the corner of Livingston Road and Immokalee Road, one of the most efficiently positioned intersections in North Naples. Livingston Road is one of the best-kept secrets in Naples traffic. It runs parallel to I-75 and carries significantly less traffic than US-41 or Airport-Pulling Road. Residents who live off Livingston move through Naples with an ease that buyers who choose other corridors simply do not experience.

X Flood Zone — The Designation Every Naples Buyer Should UnderstandDelasol is entirely in an X flood zone, the most favorable FEMA flood designation available. X zone means the community sits outside the high-risk flood area. No mandatory flood insurance requirement for most lenders. Significantly lower insurance costs than AE or VE zone properties closer to the coast. In a Naples market where flood zone designation can add tens of thousands of dollars annually to your carrying costs, this matters enormously.

Kim’s Local Take — The Detail That Surprises Most BuyersWhen people drive through Delasol for the first time the thing they comment on most is how peaceful it feels. The preserve areas and the retention lakes throughout the community create natural buffers between homes and the outside world. It does not feel like a dense subdivision. It feels settled and quiet in a way that communities built on tighter lots simply cannot replicate. Add the longer driveways and you get a sense of space that buyers in this price range are not expecting. That surprise is usually the moment they get serious about it.

What Are the Homes Like in Delasol?

Built in 2005 and 2006 with 271 single family homes, no condos, no coach homes. That era of construction in Naples means something specific. Lot sizes were still generous. Homes were set back from the road with real driveways rather than being pushed to the front of the lot to maximize density. The community does not feel crowded because it was not built to be crowded.

The homes themselves are well-built starting in 2005-2006 construction quality and are solid, established, and in many cases already updated by owners who have put real investment into interiors and outdoor spaces. Pool homes are common throughout.

The International Buyer That Only Wanted a home in Delasol

I was working with an international buyer who was searching specifically in Delasol. There was a listing that I thought was exactly right for them but when I mentioned it, they were not interested. They had seen the photos and assumed it did not have a pool. No problem. I kept the conversation going.

A little while later I ran into them again and said, just look at it. Just walk through. They agreed. They walked in and found an oversized pool, a renovated kitchen, four bedrooms, a massive yard, and a three-car garage. Everything they had told me they wanted was right in front of them. They just could not see it from the listing photos.

The terms got complicated. International financing creates layers that most transactions never have to deal with. Rather than let the deal fall apart, I introduced the buyer and seller in person. I knew both of them. I knew their personalities. I knew they would trust each other if they met face to face. They did. The deal closed.

That sale set the record for the highest price ever sold in Delasol at $1,250,000. Nothing has sold at that price since. The family is still there- raising their kids in the neighborhood, loving the community, exactly where they belong. And the seller used the proceeds to buy his grandmother’s house in Wisconsin and a home here in Naples. Two properties funded by one transaction executed correctly.

I listed a Delasol home at $1,030,000. The buyer happened to be a real estate agent who chose to waive their commission, which meant my seller walked away with $1,050,000 net in their pocket. That was the highest net ever received for that model in Delasol. More than $220,000 above what that floor plan had ever gotten before.

But the number is not the story. What happened next is the story.

With that sale in hand, my sellers were able to buy a perfect pool home nearby for $630,000, using the equity from Delasol to fund the purchase and free up the capital that finally made retirement possible. Two transactions. One strategy. A completely different life on the other side of it.

They are neighbors in the most literal sense. Delasol and Carlton Lakes sit across Immokalee Road from each other and share the same school zone and general location advantages. Delasol is entirely single family with a guard-gated entrance and slightly higher price points. Carlton Lakes uses a keypad system and includes condos and coach homes. Delasol’s lots and setbacks tend to feel more spacious due to the era it was built. Both are excellent communities.
