Want to walk to Seed to Table every morning? Then this might be your community. Here is everything else I know about Carlton Lakes, from someone who has lived in North Naples since 2008.
If I am driving someone around North Naples and they tell me they want to be close to everything- great schools, easy airport access, walkable to grab groceries, five miles to the beach, and a community that feels established and quiet without being in the middle of nowhere. Carlton Lakes is usually the first place I take them.
It is not the flashiest community in Naples. It does not have the resort-style amenities of Riverstone or Stonecreek. But that is actually the point. Carlton Lakes is for people who want to live their life efficiently, who want the location to work for them every single day, not just on weekends. And in my experience, once people see it in person, they get it immediately.
Kim’s Local Take – What I Tell Every Buyer in the CarThe thing most people do not notice from the photos is the mature tree canopy throughout Carlton Lakes. These are not the kind of trees you see in newer communities that were planted three years ago and barely reach your waist. These are full, established trees that shade the sidewalks completely. On a hot Naples afternoon, that matters more than you think. And one of those shaded sidewalks leads directly to the entrance of Seed to Table – one of the best grocery stores in Naples, which sits right at one of the community’s gate entrances. Walk out your front door, walk to the store in the shade, walk back. In Naples, that kind of walkability is genuinely rare.
Where Is Carlton Lakes in Naples – And Why Does Location Matter Here?
Carlton Lakes sits at the corner of Immokalee Road and I-75 in North Naples, which sounds like it might be noisy, but inside the community you do not feel the highway at all. What you do feel is how easy everything is to get to.
Seed to Table
Right at the gate entrance. Walk there on shaded sidewalks. One of Naples’ best grocery experiences.
Gulf Beaches
Approximately 5 miles to Naples beaches. Close enough for a morning run to the water and back.
RSW Airport
Approximately 20 minutes. Straight shot on I-75. For anyone flying in and out regularly, this is a significant advantage.
Shopping and Dining
Publix, Walmart, Target, and a wide range of restaurants all within minutes. Daily errands are genuinely effortless here.
Medical Access
NCH North Naples Hospital nearby. Important for full-time residents and families.
A-Rated Schools
Zoned for some of Collier County’s highest-rated public schools. One of the strongest school zones in North Naples.
What Kind of Community Is Carlton Lakes – And What Types of Homes Are Available?
Carlton Lakes is a gated community with two entry points, which sounds like a small detail but makes a real difference in daily life. Two gates means less bottleneck at peak times and more flexibility depending on where you are coming from. It is the kind of thing you notice after a week of living here and appreciate every day after.
The community offers three distinct property types, which is part of what makes it work for a wide range of buyers at different life stages and price points.
Single Family Homes
The most spacious option in Carlton Lakes. Typically larger lots with lake views, private pool options, and more outdoor living space.
Coach Homes
The middle ground- more space than a condo, less maintenance than a single family. Popular with buyers who want a lock-and-leave lifestyle without giving up square footage.
Condominiums
The most accessible entry point into Carlton Lakes. Ideal for seasonal buyers or those who want a Naples base without the full commitment of a larger property.

Is Carlton Lakes a good investment compared to newer North Naples communities?
Carlton Lakes is an established community, which means the trees are mature, the landscaping is full, and the pricing reflects real market history rather than developer premiums. Newer resort-style communities like Riverstone and Stonecreek offer more amenities but come with higher price points and higher HOA fees. Carlton Lakes buyers are typically prioritizing location efficiency and value over resort amenities and in my experience, they are consistently happy with that trade-off.
What Amenities Does Carlton Lakes Have?
Carlton Lakes has a clubhouse, community pool, fitness center, and tennis courts. It is not resort-style, if you are looking for the kind of amenity package you find at Riverstone or Stonecreek with multiple pools, waterslides, and full activity programming, Carlton Lakes is not that community. But if you want clean, well-maintained amenities that serve daily life without enormous HOA fees to support them, it delivers exactly what it promises.
The lakes throughout the community are a genuine feature, not a marketing addition. The landscaping around them is mature and well kept, and many of the single family homes and coach homes have direct lake views that make the community feel significantly more spacious than its footprint suggests.
What Are the Schools Like in Carlton Lakes?
Carlton Lakes is zoned for some of the strongest public schools in Collier County, all A-rated by the Florida Department of Education. For families with school-age children, this is one of the most important location advantages the community offers.
- Veterans Memorial Elementary School – A-rated, one of the strongest elementary schools in Collier County
- North Naples Middle School – A-rated, consistently high performing across core subjects
- Aubrey Rogers High School – A-rated, the newest high school in the district and one of the most sought-after school zone assignments in North Naples
- School zones should always be verified directly with Collier County Public Schools as boundaries can change
- Private school options are also accessible from this location including several well-regarded Naples-area private schools
The Honest Pros and Cons of Living in Carlton Lakes
Every community has trade-offs. Here is my honest assessment after working in this market for 17 years, the same conversation I have with buyers in the car before we pull through the gate.
What Works Here
- Location is genuinely hard to beat for daily efficiency
- Mature tree canopy – shaded sidewalks, established feel
- Walk to Seed to Table from the gate
- Two entry gates reduce bottleneck
- 20 minutes to RSW – straight shot on I-75
- 5 miles to Gulf beaches
- A-rated school zone
- Three property types at different price points
- Established community – no construction noise or unfinished phases
- Lakes throughout create a serene, spacious feel
What to Know Going In
- Two HOA associations – a master HOA and individual sub-community associations, each with their own fees and rules. Budget for both and read both sets of documents carefully
- Not resort-style – if a full amenity package is a priority, communities like Riverstone or Stonecreek will be a better fit
- Immokalee Road carries significant traffic during season – factor this into your daily commute expectations
- Older build vintage means some homes may need cosmetic updating
The Two HOA Reality – What I Tell Every BuyerThis is the most important thing to understand before you buy in Carlton Lakes. There is a master HOA that covers the entire community- gates, common areas, lakes, landscaping. And then each sub-community within Carlton Lakes has its own association with its own fees and its own rules about rentals, pets, renovations, and visitors. Before you write an offer on any Carlton Lakes property, I pull both sets of documents and review them with you. The fees are manageable but you need to know exactly what you are paying and what each association covers so there are no surprises after closing.
What Brings People to Carlton Lakes Specifically?
In my experience the buyers who are happiest in Carlton Lakes are the ones who made the decision based on location and lifestyle efficiency rather than amenity package. They want the beach close but not necessarily on the water. They want great schools. They want to be able to get in and out of the airport without an hour in the car. They want a grocery store they can walk to. And they want a community that feels established, quiet, and well-run without the premium price tag of a newer resort development.
Carlton Lakes also works well as a first Naples purchase for buyers who are spending more time here but not yet ready to commit to a larger property. The range of price points across condos, coach homes, and single family means there is a genuine entry point for buyers at different stages of their Naples journey.
The Sale That Funded a Retirement And Set a Record Doing It
I listed a home across the street in Delasol at $1,030,000. The buyer happened to be a real estate agent who chose to waive their commission, which meant my seller walked away with $1,050,000 net in their pocket. That was the highest net ever received for that model in Delasol. More than $220,000 above what that floor plan had ever gotten before.
But the number is not the story. What happened next is the story.
With that sale in hand, my sellers were able to buy a perfect pool home in Carlton Lakes for $630,000, using the equity from Delasol to fund the purchase and free up the capital that finally made retirement possible. Two transactions. One strategy. A completely different life on the other side of it. The home in Carlton Lakes had an issue where the pool was settling, but even with a short inspection period, we were able to get the buyer $10,000 credit at closing.
I handled both the sale and the purchase. That is what I mean when I say I manage the whole picture, not just the transaction in front of me, but the one that comes after it too.
