Aqualane Shores experienced flooding during Hurricane Ian. This is not a reason to avoid the neighborhood, it is a reason to do your homework correctly before you fall in love with a specific property. The same variables that apply throughout the Old Naples and Port Royal corridor apply here with equal force, and in some cases with more urgency given the canal proximity and lower elevation of some older homes.

When you work with me on any Aqualane Shores property, I request the elevation certificate before we tour when possible and always before we write an offer. I research prior flood claim history. I ask about seawall condition and dock status. I review what renovations have been done and whether any of them were required as a result of storm damage, which triggers the FEMA 50/50 rule conversation about future renovation limitations.

Is there an HOA in Aqualane Shores?

Aqualane Shores has a voluntary neighborhood association rather than a mandatory HOA. Participation is optional, there are no mandatory fees, no architectural review committee with enforcement power, and no deed restrictions governing what you can do with your property in the way a traditional HOA community operates. This is meaningfully different from a mandatory HOA and is one of the ownership freedom advantages that draws buyers to this neighborhood specifically. Always confirm current association status and any deed restrictions with your attorney before closing.
