Staging Your Naples Home, Here’s What Buyers Are Looking For
Naples is a different market than most areas in the Country, staging your Naples home, might have you wondering, where’s the best place to start? Everyone knows the old adage of home staging. Declutter, remove family photos, but did you know a few simple changes can dramatically change the look of your home, inviting buyers to come view it in person and picture themselves living in each space? Let’s dig a little deeper and take a look at what Naples home buyers are looking for.
1. Show your home’s VALUE.
Whether that’s the views, price point or upgrades a buyer can’t get anywhere else, you need to show it off. Today’s buyers are savvy, they know what your neighbors unit sold for and they need to see your home is worth the asking price. Look at your home from a fresh perspective
Day in an day out, we see our homes differently than others, maybe we can’t imagine a piece of furniture anywhere else or our color scheme is something we choose with a family member years ago and it brings back a great memory. Grab a trusted friend or Realtor, who can come into your home and tell you what an outsider sees. Don’t be offended, you are selling your home, your memories that have been built there will always be there, but you need to reach your buyers emotionally so they can imagine their families creating their own memories here.
2. Reposition your furniture
Instead, furnish your space by floating furniture away from walls. Reposition sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger.
Is the beach view the most impressive thing about your unit? Don’t block the views with furniture or distracting items, let the view be the focal point. Have an amazing gourmet kitchen? Let it speak to the buyers who are looking by reducing countertop clutter or accenting it with a few small pieces to help your buyer visualize themselves cooking for their family.
4. Paint
The biggest things buyers cannot see past is paint color. If I had a dollar for every time someone didn’t like the house because of the color of the walls or drapes…Paint is an affordably way to instantly change the look of a room. White, gray and modern fresh color schemes are trending, but there are still classic colors that speak to beachfront buyers.
Another tip?To make a room appear to be bigger than it is, paint it the same color as the adjacent room. If you have a small kitchen and dining room, a seamless look will make both rooms feel like one big space.
5. Flooring
Another big ticket item that immediately connects or disengages a buyer is the flooring. Have carpets steam cleaned, put a colorful area rug over top of carpet to define a space or area. Have tile? Make sure the grout is clean – people notice the details! How you take care of your flooring tells them how you’ve been taking care of the rest of the home.
6. Home Lighting
Nothing kills a showing faster than walking into a dark or poorly lit home. One of the things that make staged homes look so warm and welcoming is great lighting. If your home doesn’t naturally get a lot of light, increase the wattage in your lamps and fixtures. Aim for a total of 100 watts for each 50 square feet. Don’t depend on just one or two fixtures per room, either. Make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall). This also means making sure your blinds are all opened for natural light.
